Concrete Leveling & Mudjacking in Nashville, TN

Nashville Precision Concrete lifts sunken driveways, sidewalks, patios, porches and garage floors back to level using mudjacking or polyurethane foam. Before we drill a single hole, we find out why the slab dropped, because lifting concrete without fixing the cause just means a return trip.

Around Nashville, the usual culprits are clay that shrinks in late summer droughts, soil washed out by heavy storms, and loose backfill near foundations. The city's record 24-hour rainfall of 7.25 inches came during the May 2010 flood, and storms far smaller than that still wash fine soil out from under slabs with poor drainage. In karst areas, a dropping slab can also be the first sign of a void in the limestone below.

We lift and level concrete for homeowners in Antioch, La Vergne, Smyrna, Murfreesboro, Hermitage, Madison, Goodlettsville, Bellevue and Hendersonville, plus the communities around them & more.

Mudjacking (Slabjacking) in Nashville, TN

Mudjacking (Slabjacking)

We drill holes one to two inches across through the slab, then pump a cement-based slurry underneath. It fills voids and raises the concrete back toward its original position.

Mudjacking material is heavy, which can be a plus on stable ground but a drawback on soft clay, where the added weight may cause more settling.

It is the older of the two methods and still a good value for large, thick slabs sitting on firm ground with an obvious washout underneath.

Polyurethane Foam Lifting in Nashville, TN

Polyurethane Foam Lifting

Foam is injected through smaller holes and expands to fill voids and lift the slab. It weighs a small fraction of mudjacking slurry, which suits Nashville clay that is already prone to compressing.

Most areas can be used within an hour or so.

Foam does not wash out the way soil does, so it also holds up better where yard runoff passes under the slab.

Trip Hazard Sidewalks in Nashville, TN

Trip Hazard Sidewalks

Raised or dropped joints on walkways become trip hazards, especially in winter. We lift the low panel flush and seal the joint so water does not wash out the base again.

Leveling one or two panels costs far less than replacing a whole run of walk, and the lifted concrete keeps its existing color instead of looking patched.

Porches & Stoops in Nashville, TN

Porches & Stoops

Front stoops pulling away from the house are common in older ranch neighborhoods around Madison, Donelson and Antioch. We lift them back toward the wall and seal the gap so rain stops pouring behind them.

If a stoop has rotated badly or broken from the house, we will tell you that a rebuild is the better spend.

Garage Floor Leveling in Nashville, TN

Garage Floor Leveling

Garage slabs often sink near the door where runoff soaks in. We lift the low section and recommend fixing the drainage path that caused it.

Lifting a garage slab can also close the gap under the door seal that lets leaves, water and pests inside.

Joint & Crack Sealing in Nashville, TN

Joint & Crack Sealing

Every lift ends with sealing the holes, joints and cracks. Keeping water out is what keeps the base from eroding again.

We use a flexible sealant rated for exterior movement, since Middle Tennessee concrete expands and contracts through hot summers and freezing nights alike.

Our Leveling Process

Find the Cause

We measure how far the slab dropped, look at downspouts and grading and check for signs of washout or voids. If the pattern points to a sinkhole or foundation movement, we tell you before quoting any lift.

Drill Access Holes

We lay out a hole pattern based on the slab size and where it needs support, then drill through the concrete.

Lift & Monitor

Material is pumped slowly while we watch the slab with a level, stopping when it reaches the target height. Lifting too fast can crack a slab, so this step is never rushed. On driveways we also watch the joints next to the garage so a lifted panel does not bind against the floor slab.

Patch & Seal

Holes are patched with matching cement, and joints and cracks are sealed. We point out any drainage fixes that will help the work last.

Leveling & Mudjacking FAQs

What does concrete leveling cost?

It depends on area and the depth of voids, but leveling usually costs much less than replacement, which adds $2 to $6 per square foot just for tear-out. Smaller jobs often fall under a typical crew minimum of roughly $500 to $1,500.

Is foam or mudjacking better for Nashville soil?

On soft or wet clay, foam's lighter weight is usually the better choice. On stable ground with large voids, mudjacking can be very cost-effective.

Can every sunken slab be lifted?

No. Slabs broken into many pieces, badly heaved or affected by structural foundation problems need replacement or an engineer. For heavily damaged drives, our concrete driveways team can replace them.

How long does leveling last?

If drainage is corrected, a lifted slab can stay put for many years. If water keeps running under it, the base can wash out again.

Extending downspouts several feet away from the slab and filling low spots beside it are cheap steps that make a lift last much longer.

Could my sinking slab be a sinkhole?

It can be. Signs include a round depression or a void that keeps growing. Sinkholes need a different repair, and we will tell you if that is what we see.

Metro Water Services singles out sinkhole drainage areas in its grading rules, so we never pump material into an opening that may be carrying stormwater.

Can you level sidewalks along the street?

Public sidewalks in Davidson County belong to Metro and are handled by the Nashville Department of Transportation. For your own walk, see our concrete sidewalks and walkways page.
